Why this one
Mortgage interest has not been a deductible expense since April 2020. You get a 20% tax reducer instead, capped at the lowest of three different figures, and most spreadsheets either ignore this or get it wrong. This one calculates it properly, warns you that claiming the £1,000 property allowance cancels the relief entirely, and knows that rental profit carries no Class 2 or Class 4 National Insurance — so your estimate is not inflated by NI you do not owe.
What you get
- One Excel workbook (.xlsx) with 11 tabs: Start Here, Dashboard, Settings, Income, Expenses, Mileage, Home Working, Quarterly Summary, Tax Estimate, Rates 2026-27, Lists
- A quick start guide (PDF) with instructions for Excel and for Google Sheets
- Income and expense categories written for letting, matching the HMRC property pages
- A dashboard showing profit, tax to set aside and where the money went
- A sourced rates tab listing every figure with the GOV.UK page it came from
Made for
Landlords with one or two UK rental properties held in their own name.
Not the right fit for
Larger portfolios needing per-property reporting, and property held through a company.
Built for the 2026/27 UK tax year
Every figure is for the 2026/27 tax year and sits on its own tab with the GOV.UK page it came from.
- The mortgage interest tax reducer at 20%, calculated as the lowest of three figures the way HMRC does it, rising to 22% from April 2027
- Rental profit correctly carrying no Class 2 or Class 4 National Insurance, because property income is not trading income
- A warning that claiming the £1,000 property allowance cancels the interest relief entirely
- Personal allowance of £12,570, with the taper above £100,000
- Income tax for England, Wales and Northern Ireland, and all six Scottish bands
- Expense categories matching the boxes on the HMRC property pages
- Making Tax Digital quarter dates, with the threshold measured on gross rent rather than profit
